Note that if your reservation was made VIA VRBO or another 3rd party site, the rules set forth on that site will apply or overrule the below terms.
By confirming your reservation you are confirming receipt and agreeing to the terms set forth below and / or on the site in which your reservation was made.
Please read your Vacation Rental Agreement carefully before you begin your vacation. Any monies received by North View Cabins LLC (herein referred to as NORTH VIEW) for occupancy of Vacation Property indicated the acceptance of the terms of our Vacation Rental Agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental.
STANDARD CANCELLATION POLICY: Cancellations made within 24 hours of booking: Reservation holder may cancel a reservation without penalty if your reservation was made at least 60 days before your arrival date. A 3% service fee will be applied to your refund. For cancellations made within 30-60 days of booked arrival date, a 50% refund will be given plus your security deposit and cleaning fee, less the 3% service fee. If you cancel less than 30 days out from your arrival date, only your cleaning fee and security deposit will be refunded.
RENTER REQUIREMENTS AND AGE RESTRICTIONS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. This person is considered to be the Guest. The Guest understands that NORTH VIEW rents to responsible adults over the age of 25 ONLY. Photo I.D. Required! Under no circumstances can any cabin be reserved on behalf of a person under the age of 25. Whoever makes the reservation must be one of the occupants.
DOWN PAYMENT/ PAYMENT: A reservation will be guaranteed with a First Night deposit and cleaning fee paid by credit card when the reservation is confirmed. A staff member of North View will contact the Guest by phone to obtain this payment information. Full payment is charged 30 days prior to scheduled arrival date. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 30 days prior to arrival, full payment is due when the reservation is made. If the Guest(s) has no credit card, a cash payment can be arranged.

RESERVATIONS IN ADVANCE: North View Cabins cannot guarantee availability on reservations units if made 6+ months in advance. If unit of interest or reserve comes unavailable, we will provide the booking party with a range of options which may include but not limited to: Full refund, transfer to another unit for the same or similar cost, date change, etc. North View Cabins reserves the right to cancel your reservation, if under these circumstances in addition to "CANCELLATION BY MANAGER CLAUSE" below.
DAMAGE POLICY: Every reservation requires a $250 Refundable Security Damage that covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to North View Cabins management prior to your check-out. Any damages that exceed the Security Deposit will be charged to the credit card on file that you provided. If, during your stay at North View Cabins, you and/or one of your traveling party causes any damage to the real or personal property of the Rental Property as a result of inadvertent acts or omissions, the Guest shall forfeit the deposit up to the amount of damage. Any remaining deposit, if not used to cover damage, will be refunded to the Guest in the form of a check within 30 days of departure.
NOTE: As a condition to the rental of all Vacation Properties, North View Cabins reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses and damages sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, North View Cabins is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked. By written or electronic endorsement of this Agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

NORTHVIEW CABINS LLC's insurance covers only structure and liability. Guests are encouraged to review their own homeowner's policy to verify their own personal coverage for contents and/or obtain vacation insurance to not only cover the contents but also cover a Guest in case of cancellation of trip.
UPON ARRIVAL: Take a look around the property. If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during the Guest's stay.
FURNISHINGS: We will provide bed linens, towels, and kitchenware. Please DO NOT take the property's linens or towels outside. There is a beach, please be prepared to bring your own beach towels. There is no day to day cleaning of cabins during your stay. There is a laundromat less than a mile away if the need arises. Please do NOT use bleach on any linens or towels belonging to the cabin.
EMERGENCIES/ MAINTENANCE: In the event of a problem getting in the property or if there are problems with condition or functionality of the property, please immediately contact the North View Cabins office (leave a voice message and send a text message if there is no answer!) at (734) 674-6956. We will make every effort to return your call as soon as possible.
ARRIVAL & DEPARTURE TIME: Check in is at 4 pm. Check out is at 11 am. In the months of June, July, and August we WILL NOT grant an early check in or late check out. If you will be staying outside of these months, please contact us within 3 days of your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time. Your prompt departure is appreciated so we can prepare the property for any incoming guests. If you have not arranged for a late check out, you may be charged $35 for each hour beyond 11 am you are still on property, at a minimum of one hour.
CANCELLATION BY MANAGER: North View Cabins holds the right to cancel your reservation for any reasonable cause that falls under listed terms: Weather related conditions, late winterization without notification, reservations made against regulations such as maximum guests exceeded, length of stay, pet allowance, etc.; Acts of nature, change in ownership or management, change of availability status due to Long term Transfer, etc.
SMOKING: Smoking is NOT permitted in any Cabin. Smoking is allowed outside (at least 50 ft. away from building) as long as butts and ashes are not left behind. Discard the butts and ashes in the outside receptacles. Do not throw butts on the ground (including the fire ring) or bring them into the property. If there is any smell in the cabins after your departure, there will be a minimum $250 charge. Indoor candles, oil lamps and incense are not permitted indoor due to the long-lasting odor and safety issues. If these policies are violated, there will be a charge of $150 for excessive cleaning.
PLUMBING: Only human waste and toilet paper are to be flushed down the toilets. Do not put any feminine products, condoms, cigarette butts, tobacco products, paper towels, tissues, food, hair, diapers, grease or “flushable” wipes in the toilet. These items cause damage and clogging of the cabin sewer system. Plungers are provided if a clog occurs. Please do not pour grease down any drain.
FIREPIT: Do not put anything except wood or wood products in the firepit. Garbage should be placed in the cans provided. DO NOT LEAVE PROPERTY WITH A FIRE IN THE FIREPIT! Campfires must be completely extinguished before going to bed. DO NOT LEAVE CAMPFIRES UNATTENDED! Where applicable, the size of the fire should be small enough that embers are not landing outside the ring. Wood is not provided however guests are welcome to the wood left on the rack next to the shed. Woodcutting around the property is not permitted, so bring your own pre cut wood with you. If it is found that any wood is cut from a property, a minimum of $100 will be charged! Guests who have extra firewood at the end of the stay and do not wish to take it with them may stack the wood on the rack next to the shed. The metal garbage can is available for hot ash or charcoal. Please do not leave the can against any structures, especially with hot items inside.
PETS: While we appreciate that your pets are a part of your family, due to the lack of fencing and for the safety of neighboring Guests, we do not allow pets on the property.

CARS AND GUESTS: Only 2 cars max for each cabin. Guests may have as many visitors as they want during the day, but only those visitors that are listed with the registered Guest may stay the night. Overnight Cabin guests shall not exceed stated sleeping max.
LEFT ITEMS: Please check carefully for belongings before you leave. Left items can be mailed to you if requested and you will be charged shipping costs. North View is not responsible for lost or stolen items.
RIGHT OF ENTRY: Guest(s) agree that North View Cabins reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.
SECURITY & SAFETY RISKS: ALWAYS LOCK DOORS AND WINDOWS WHEN LEAVING! When you leave, please shut off all lights, turn off the air conditioners/turn down the heat to 48 degrees, and make sure all faucets are off. Please take all garbage from the cabin and dispose of it in the chicken coop at the main road. When you rent the property, you assume responsibility for it and its contents, as well as your personal property. Children are welcome, but there are conditions in and around the cabin that may pose hazardous to them, as well as to adults, such as the lake, wildlife, icy surfaces and firepits. NORTH VIEW CABINS does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times.

SHARED BEACH USE, WATER TOYS, AND DISCLAIMER: The use of the beach is at the Guests own risk. No lifeguard is on duty. Any use of the 2 paddleboards or 3 kayaks is at the Guests own risk. Please limit use to 90 minutes or less if other Guests are waiting. Do not take kayaks or paddleboards offsite. In the evening, paddleboards are to be returned back to the shed and kayaks to the rack in the back of the shed. Life jackets are provided to be used as required on these watersport tools, but Guests are encouraged to bring their own to ensure proper fit. North View Cabins LLC is not responsible for the misuse of any item left on the property for the use of the Guests. Guests are responsible to know all the applicable laws while on or near the water. Those laws may be viewed at www.Michigan.gov/DNR. NOTE: The main lake area is reserved for cabin 3 renters, however, your own personal gatherings must take place in the immediate vicinity of the Guest's own cabin. ABSOLUTELY NO RUNNING ON, DIVING OFF, OR JUMPING OFF OF DOCKS IS PERMITTED! The area directly to the east of the lots is a private beach / landing area and can be used by all. The dock may also be accessed by all three cabins.

HOUGHTON LAKE ORV RULES: The Houghton Lake area is very ORV friendly. Guests are expected to review all applicable laws for primary roads, trail, and route systems. These may also be viewed at www.Michigan.gov/DNR. There is a free app called Polaris Ride Command that clearly identifies trails and routes so that Guests do not end up on a trail or route they are not supposed to be on. The DNR is not in the habit of cutting people breaks.
WINTER CONDITIONS: We will attempt to have the driveway and walkways clear of snow before your arrival. A shovel is provided should you need it during your stay. Please be cautious when there are icy conditions.

INDEMNIFICATION & HOLD HARMLESS: While North View Cabins strive to maintain Vacation Properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All Guest(s) and their invitees use the Vacation Property structures and premises at their own risk. North View Cabins LLC shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, (including BBQ's) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the Vacation Properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the Vacation Property and/or its contents. North View Cabins LLC shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the Vacation Property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to forever hold-harmless and indemnify North View Cabins LLC from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the Guest(s) use of the property. TO BE CLEAR, the GUEST is responsible for their own safety and that of others whether you are on or off the property. Guests are also responsible for the actions of those in their party.
SEVERABILITY: If any provision of this Agreement or the Application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law.
